BMS

BMS

A Building Management System (BMS) gives facility teams one central platform to monitor and control the key services operating inside a building. Instead of checking HVAC equipment, meters, sensors and other systems separately, relevant information can be brought together through a single management interface.

AZTÖR Automation designs BMS solutions for commercial buildings, hotels, residential towers, hospitals, schools, warehouses, factories and mixed-use developments across the UAE.

HVAC is commonly at the heart of a BMS. Fan coil units, AHUs, ventilation systems, pumps, temperature controls and compatible VRF/VRV equipment can be monitored or controlled through DDC controllers, gateways and manufacturer-supported interfaces.

A well-designed BMS is also valuable for day-to-day facility management. Operators can view temperatures, equipment status, alarms and other available operating data without physically checking every plant room or controller.

Alarm management helps teams identify conditions that need attention. Depending on the connected equipment, the BMS can report faults, abnormal sensor readings, communication failures and other configured events.

Historical trends are equally useful. Temperature, equipment status, energy data and other points can be recorded over time, helping facility teams investigate recurring problems and understand how the building is actually operating.

Energy meters and Smart Metering can also be integrated. This allows electricity or other compatible utility data to be viewed alongside HVAC and building operations, supporting a wider Energy Management strategy.

AZTÖR works with established building communication technologies including BACnet, Modbus and KNX, together with DALI and manufacturer-specific gateways where required. The final architecture depends on the equipment already installed and the level of integration required.

Existing BMS installations do not always need complete replacement. Controllers, field devices, networks, graphics and supervisory systems can be assessed to determine whether practical integration, migration or phased upgrades are possible.

AZTÖR provides BMS design, DDC controls, system integration, graphics, programming, commissioning, troubleshooting, retrofit and maintenance across Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain, with free site inspection and suitable GCC project support.

BMS design should begin with the actual equipment and control requirements of the building. HVAC sequences, controllers, sensors, electrical meters, communication protocols, network architecture and third-party interfaces should be verified before integration. For existing systems, AZTÖR Automation can assess what can be retained, integrated or upgraded before recommending a complete BMS replacement. A free site inspection is available for initial assessment.

Frequently Asked Questions

A Building Management System is a central platform used to monitor and control compatible building services such as HVAC, meters, sensors and other mechanical or electrical systems.

Depending on the project, a BMS can monitor or control HVAC equipment, pumps, ventilation, meters, sensors, lighting interfaces and other compatible building services.

Building Automation refers broadly to the automatic control of building systems. BMS usually refers to the supervisory platform that brings monitoring, alarms, schedules, trends and control of those systems into one interface.

Yes. HVAC is one of the most common BMS applications, including FCUs, AHUs, ventilation, pumps and compatible VRF/VRV systems.

Direct Digital Control uses programmable controllers to monitor inputs such as sensors and operate outputs such as valves, dampers or equipment according to the programmed HVAC control sequence.

Yes. BACnet/IP and BACnet MS/TP are widely used with compatible building controllers and equipment.

Yes. Compatible Modbus TCP and Modbus RTU equipment can be integrated directly or through suitable gateways.

Yes. KNX room and building automation can be connected to a compatible BMS through an appropriate KNX interface or gateway.

Yes. Compatible electricity and utility meters can be integrated to provide consumption data, trends and Energy Management information.

Yes. Configured equipment faults, communication failures, sensor conditions and other events can generate alarms for facility teams.

Yes. Suitable BMS platforms can provide secure remote access when the network architecture and user permissions are configured accordingly.

Often yes. Existing controllers, networks and field devices can be assessed to determine whether integration, partial replacement or phased migration is practical.

Yes. AZTÖR provides BMS inspection, controller and communication troubleshooting, programming, integration and system upgrades.

AZTÖR Automation provides BMS solutions across Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain, with suitable project support across the GCC.
