Sectional Overhead Doors

Sectional Overhead Doors

Sectional overhead doors are industrial and commercial doors made from horizontally connected panels that rise vertically and travel along tracks beneath the ceiling or according to a project-specific lift arrangement. They provide a robust alternative to conventional rolling shutters where insulation, sealing, appearance and controlled operation are important.

AZTÖR supplies, installs, automates and maintains sectional overhead doors for warehouses, logistics centres, factories, workshops, loading bays, service centres, commercial buildings and other industrial facilities across the UAE.

The door curtain is normally constructed from interconnected steel or aluminium sandwich panels. Insulated versions commonly use double-skin panels with a manufacturer-specific insulating core, providing improved thermal performance compared with basic single-skin closures.

Sectional doors do not coil around a barrel like rolling shutters. Instead, the panels move through side tracks and are guided overhead. Depending on the building, the track system can follow a standard lift, low-headroom, high-lift, vertical-lift or other manufacturer-specific arrangement.

This flexibility makes sectional overhead doors particularly useful in industrial buildings where the available headroom, roof structure, racking, lighting, MEP services or loading equipment affect how the door can travel inside the building.

AZTÖR provides a free site inspection for applicable sectional door projects. We measure the structural opening, headroom, side room and internal clearances and assess the supporting structure, traffic frequency, environmental exposure and required operating method before confirming the door configuration.

Counterbalance is a critical part of a sectional door. Depending on the selected system, springs and related balancing components help offset the weight of the door so that it can move correctly and place appropriate loads on the operator.

Spring selection and adjustment should be carried out according to the actual door weight and manufacturer's system design. Incorrect spring tension, damaged cables or unbalanced panels can make the door difficult or unsafe to operate and can place unnecessary load on the motor.

Manual sectional doors can be suitable for certain smaller or lower-frequency openings, while larger or frequently used doors are commonly equipped with industrial operators. Motor selection depends on door size, weight, balancing system, operating cycles and required control arrangement.

Automatic sectional doors can be operated using push buttons, key switches, remote controls, pull cords or compatible access-control equipment. Vehicle loops, radar sensors or other activation methods can also be considered where the selected controller supports them.

Safety devices are especially important on powered industrial doors. Depending on the selected system, protection can include photocells, bottom safety edges, cable-break protection, spring-break protection, anti-drop mechanisms and other manufacturer-specific safety features.

Vision panels can be incorporated into suitable sectional doors to improve daylight and visibility through the entrance. Full-view aluminium-framed sections can also be used where greater visibility or a more architectural appearance is required.

For air-conditioned warehouses and commercial facilities in the UAE, insulated sectional doors can help reduce heat transfer through the closed opening. Perimeter seals around the sides, header and bottom can also help reduce uncontrolled air movement, dust and external exposure.

Actual thermal performance depends on the selected panel, panel joints, glazing, seals and complete installed door. AZTÖR therefore does not apply one universal U-value to all sectional overhead doors; documented values should be taken from the selected manufacturer's technical data.

Loading bays are one of the most common industrial applications. Sectional overhead doors can be coordinated with dock levellers, dock shelters, dock seals, vehicle restraints, traffic lights and other loading-bay equipment to create a complete warehouse access solution.

High-lift and vertical-lift track configurations can be particularly useful where a facility needs to keep the door panels closer to the wall or roof structure. The correct lift arrangement is determined by the available building geometry rather than selected purely by preference.

For external openings, wind exposure must be considered. Larger sectional doors require suitable panels, reinforcement, tracks, rollers, brackets and structural fixings for the project conditions. Wind resistance should only be quoted where supported by the selected door system's technical documentation.

Sectional doors can be supplied with different panel finishes, surface textures, colours, window arrangements and architectural configurations depending on the manufacturer and project requirements.

AZTÖR can also automate suitable existing manual sectional doors. Before motorisation, the panels, tracks, rollers, hinges, springs, cables, drums, shaft and overall balance are inspected because a motor should not be used to compensate for a mechanically defective door.

We provide troubleshooting and repair for sectional doors that are noisy, uneven, jammed, slow or unable to complete their travel. Repairs can include panel replacement, roller and hinge replacement, track adjustment, cable and drum work, spring servicing, motor replacement, limit adjustment, control-panel repair and safety-device troubleshooting.

A damaged spring or lifting cable can release significant stored energy. These components should be serviced by trained personnel rather than adjusted or dismantled without the correct tools and procedures.

For extremely frequent forklift or vehicle movement, a high speed door may sometimes be more appropriate than a conventional sectional overhead door. Where both insulation/security and very rapid traffic movement are required, the site can also be assessed for a combined industrial-door solution.

AZTÖR provides sectional overhead door supply, installation, automation, repair and preventive maintenance across Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah and Umm Al Quwain, with suitable industrial door support available across the wider GCC.

Frequently Asked Questions

A sectional overhead door is constructed from horizontally connected panels that rise vertically and travel along tracks overhead rather than rolling around a barrel.

A rolling shutter coils around a barrel above the opening. A sectional door uses connected panels that travel along tracks, allowing insulated panels, perimeter sealing and several overhead lift arrangements.

Yes. AZTÖR provides a free site inspection for applicable sectional door projects to measure the opening, headroom and side room and assess traffic, structure and operating requirements.

Yes. Warehouses, logistics facilities, factories and loading bays are among their most common applications.

Yes. Insulated sectional doors can be particularly useful for air-conditioned warehouses and commercial facilities where thermal separation is important.

Many sectional doors use insulated sandwich panels, although non-insulated and glazed configurations are also available.

It varies according to panel construction, door dimensions, glazing, joints and complete system. AZTÖR uses manufacturer-documented thermal values for the selected door rather than applying one figure to every installation.

An insulated door with appropriate perimeter sealing can help reduce heat transfer and uncontrolled air movement while closed. Actual building energy performance depends on the complete application and usage.

In a standard-lift arrangement, the door rises vertically for a distance and then follows curved tracks into a generally horizontal overhead position.

A high-lift system allows the door to travel further vertically before transitioning toward the ceiling, making better use of taller internal wall space.

A vertical-lift door travels substantially or completely upward along the wall instead of extending horizontally beneath the ceiling, subject to sufficient building height.

A low-headroom configuration is designed for openings where the space above the door is limited. The exact track arrangement depends on the selected system.

The appropriate lift depends on headroom, roof structure, MEP services, racking, opening dimensions and operational requirements. AZTÖR confirms this during the site inspection.

Yes. Industrial sectional doors can be fitted with operators selected according to door dimensions, balancing system and required operating frequency.

Yes. Compatible remote controls can be provided where they suit the site's operating requirements.

Yes. Push-button controls are widely used for industrial sectional overhead doors.

Yes. Pull-cord activation can be useful in warehouse and forklift environments where supported by the selected controller.

Yes. Suitable induction-loop or other vehicle-detection systems can be integrated with compatible automatic door controls.

Yes. Card readers, biometric systems, UHF access or other compatible access-control equipment can provide authorised commands to suitable controllers.

Yes. Suitable doors can include vision windows or glazed sections for daylight and visibility.

Yes. Suitable sectional systems can use aluminium-framed glazed sections where greater visibility or an architectural appearance is required.

A correctly designed counterbalance system, commonly using springs together with cables, drums and a shaft, offsets much of the door weight.

Spring systems can contain substantial stored energy. Adjustment or replacement should be carried out by trained personnel using appropriate procedures and tools.

A broken or incorrectly adjusted spring, damaged cable, binding track or another mechanical problem can cause the door to become unusually heavy.

Cable problems, drum issues, track misalignment, damaged rollers, spring imbalance or panel damage can cause uneven movement.

Worn rollers, hinges, bearings, track alignment, loose hardware or other mechanical issues can create excessive noise and should be inspected.

Safety-device activation, incorrect limits, mechanical resistance, sensor faults or control-system problems can interrupt closing.

This depends on the selected operator. Suitable systems provide a manufacturer-specific manual emergency operation or release arrangement.

Depending on the selected system, protection can include photocells, safety edges, spring-break devices, cable-break protection and other manufacturer-specific safety functions.

On suitable systems, a spring-break safety device is designed to help prevent uncontrolled door movement if a counterbalance spring fails.

Suitable systems can incorporate safety devices intended to reduce the risk of uncontrolled door descent if a lifting cable fails.

Yes. The selected door must be appropriate for external exposure, opening size, wind conditions and the supporting structure.

Yes. Large external doors can experience substantial wind loads. Panel reinforcement, tracks, rollers, brackets, fixings and structural support should be selected accordingly.

Standard sectional overhead doors should not automatically be described as fire rated. A fire-rating claim requires an appropriately tested and documented complete door system.

They serve different priorities. Sectional doors are commonly selected for insulation, robust closure and security, while high speed doors prioritise rapid and frequent traffic movement.

The correct solution depends on cycle frequency, required speed, insulation, security and traffic pattern. Very high-cycle openings may be better suited to a high speed door.

Yes. Some facilities use a high speed door for frequent operational traffic and a sectional door for insulation, security or after-hours closure.

Often, yes. AZTÖR first checks the panels, tracks, rollers, hinges, springs, cables, drums and balance before determining whether motorisation is suitable.
